Terms & Conditions

These Terms and Conditions govern the relationship between Wira ("we", "us", "our") and the client ("you") in connection with the residential placement and advisory services we offer in Kuala Lumpur, Malaysia.

These Terms are governed by the laws of Malaysia and any disputes shall be subject to the jurisdiction of the Malaysian courts.

Wira offers three principal service arrangements, each described on our website and in any engagement letter provided to you:

• Quiet Residence Search (RM 2,560) — A curated search service focusing on lower-density residential areas within Kuala Lumpur, including Bukit Tunku, Damansara Heights, Bangsar, and Ampang Hilir. Each property is pre-visited and assessed prior to any viewing being arranged.
• Lease Coordination & Owner Liaison (RM 6,200) — A coordination service covering lease formalisation, owner verification, deposit handling, inventory documentation, utility handover, and quiet renewal support at term-end.
• Signature Heritage Residence Programme (RM 10,950) — A relationship-led arrangement for clients seeking architecturally distinctive residences in Kuala Lumpur's older districts. Includes private viewings, building dossiers, airport reception, household staff introductions, and continuing concierge attention.

The precise scope of any service engagement will be confirmed in writing prior to commencement. We reserve the right to decline an enquiry or engagement where we are unable to meet the client's requirements to the standard we consider appropriate.

Service fees are stated in Malaysian Ringgit (RM) and are inclusive of all applicable taxes unless otherwise stated in the engagement letter. Fees are subject to revision, and any confirmed engagement will be billed at the rate agreed at the time of instruction.

An invoice will be issued upon commencement of the engagement. Payment is due within fourteen (14) days of the invoice date unless alternative arrangements have been agreed in writing. Accepted payment methods will be detailed in the engagement letter.

A partial payment or deposit may be requested prior to the commencement of certain services, as indicated in the engagement letter. Deposits are non-refundable unless we are unable to commence the agreed service through no fault of the client.

You may withdraw from a service engagement at any time by notifying us in writing at [email protected]. The following conditions apply:

• Cancellation before any work is commenced: a full refund of any amounts paid, less any non-recoverable third-party costs already incurred on your behalf.
• Cancellation after commencement: a proportionate fee for work completed to the date of withdrawal will be retained. The proportion will be assessed in good faith and communicated to you promptly.
• Cancellation of a viewing by the client after confirmation: where a property owner has made specific preparations, a reasonable inconvenience allowance may apply.

We reserve the right to withdraw from an engagement with reasonable notice if circumstances arise that prevent us from continuing the service to our usual standard. In such cases, a proportionate refund of any fees paid in advance will be issued.

To allow us to carry out the engagement effectively, we ask that you:

• Provide accurate personal and financial information as reasonably required for the engagement.
• Respond to our communications in a timely manner, particularly during active search or lease stages.
• Attend or provide reasonable notice for any arranged viewings.
• Refrain from approaching property owners introduced through Wira directly, outside of the context of our arrangement, for a period of twelve (12) months from the conclusion of any engagement.

Both parties agree to keep confidential any information shared during the engagement that is not publicly available. This includes property owner details, pricing discussions, and any personal circumstances shared by the client during the search process.

We handle all personal data in accordance with our Privacy Policy and the Personal Data Protection Act 2010 (Malaysia).

Wira acts as an intermediary and advisory service. We are not a party to any lease or tenancy agreement entered into between a client and a property owner. Responsibility for the terms and performance of any tenancy rests with the parties to that agreement.

We take care to assess and present properties honestly, but we are not able to warrant the behaviour of property owners, the condition of properties beyond the date of assessment, or matters outside our direct knowledge or control.

Our liability in connection with any service engagement is limited to the fees paid by the client for that engagement. We are not liable for indirect losses, loss of income, or losses arising from third-party actions beyond our reasonable control.

All content on our website — including text, photography, and layout — is the property of Wira or used with appropriate permission. It may not be reproduced, adapted, or distributed without our prior written consent.

We make reasonable efforts to keep website information accurate, but property availability and pricing details are subject to change. The definitive terms of any engagement are those confirmed in writing between us.

We may update these Terms from time to time. Any material changes will be posted on this page with a revised date. Engagements already in progress will continue under the Terms in place at the time of instruction, unless both parties agree otherwise in writing.
